How to sell your house

Outside of London, there are currently more houses for sale than buyers. So, what can you do to make your house stand out and sell more quickly? Here are some great tips on what to do to make your house more valuable and sellable.

Tidy up
This may sound like an obvious tip, but many people forget it. It is said that a potential buyer makes a decision within 7-10 seconds of seeing a house, so first impressions really do count. Make sure that any clutter is cleared away or put into storage, and that anything on display is presented neatly.

DIY
Time to get out the tools and fix any of those jobs you’ve been putting off. Make sure door handles and hinges are secure. If there’s any incomplete work in bathrooms or the kitchen make sure this is done before trying to sell your house. The kitchen and bathroom are normally considered the most important rooms in the house when selling, so make sure everything is perfect.

Conversions & Remodelling
Speaking of the kitchen, why don’t you remodel yours to add value? Typically, the increase in value of your house outweighs the cost of fitting a new kitchen. As well as a new kitchen, there are many other conversions you can make to your house to increase the value. Extensions, loft conversions, basements and garage conversions are all things that can add more value to your house than what they cost. If you don’t have the time or money to do these things, you can always apply for planning permission anyway, which then becomes a unique selling point.

Choose the right Estate Agent
Ask several estate agents to evaluate your house and show you any similar properties they have sold recently. You can check online reviews to see how happy their previous customers are, or go along to some viewings to see how well they present their clients (you might even find your new home!). Most importantly though, check the estate agents online presence. Over 90% of buyers look at homes they've found on the Internet.

Photography
Viewing your property online is the very first impression that the buyer gets about your house, so high-quality colour photos of the house and garden(s) are very important. Hiring a professional photographer will help to fully illustrate the potential of your home. Again, this is a cost that is outweighed by the value of selling your house.

Staging
You know the classic technique of baking some cookies, and lighting scented candles? As well as becoming a bit of a cliché, most buyers are put off by strong smells as they feel that they could be used to mask something else. Instead, get a discreet plug-in freshener which keeps bad smells away without overpowering the senses. In recent studies, it is shown to be much more important to ensure your home is properly furnished, with rooms being used for their intended purpose. Tidy away any personal items/photos, and evidence of pets, then put on the heating or fire and create a warm, inviting atmosphere that the buyer can imagine as their own.

When are Lighting Surveys required?

It is necessary to carry out a lighting survey after the designing and installation of the lighting scheme. This is done because it forms part of the commissioning process. It also handy when there is a dispute in the regards to the performance of the installation. When carrying out this kind of survey, a grid of points is normally put into the area where the survey is to be done.

The placed grid points form the measuring points over which the reading of light will take place. When doing surveying, it is mandatory to be in possession of the necessary equipment. For instance, one may be required to have a luminance meter or an luminance meter. The equipments are selected dependent on the criterion that was put into place when doing the designing of the installation.

The equipments used during the survey must be suited for the task at hand. As a result, when current is to be measured, tools which have the right calibration and that are accompanied by a calibration certificate that is current provided by a competent and certified company is a necessity. They need to have a range of sensitivity which is suitable for measuring the various levels of light which may be existent within the installation.

For instance, when measuring emergency light levels is to be done, a meter that is more sensitive is required since low light levels are encountered. When coming up with a scheme survey, it is a necessity to keep an accurate and complete record of the installation’s state at the time when the survey was carried out. The space which the lighting is in and the lighting equipments are some of the details which have to be included. It is advisable to accompany the written documents with photographs.

The following are some of the valuable records that a surveyor should have:

Information regarding the kind of measuring tools used:

-The type of meter, model, calibration date, manufacturer and serial number
-Specifications of any additional equipment like tape measures, tripod stands and many other have to be noted

Information regarding the kind of luminaries used:

-The manufacturer and the manufacturer’s code of the luminaries’
-The lamp’s details such as age, type and number
-The voltage of supply including the value and stability
-The maintenance state of the installation (both of the luminaries and lamps)
-The luminaries’ positioning inclusive of their geometric details
-The control systems that the luminaries use

The following are recommendations of good lighting

When the space is considered:
-The reflective surface’s condition
-The reflectance of the surface-
-The existence of noticeable obstructions
-Whether there is a presence or absence of daylight. Since it is worthy to note that daylight normally varies from time to time, it should not be included when measuring electric light unless constant luminance is under consideration.
-The space’s ambient temperature
-Other factors that is likely to have some influence on the measurement

Prior to carrying out any measurements, ensuring that the luminaries have a stable output is recommended. So, the ensuring that the lighting is under operation for at least 30 minutes before taking the measurements is recommended.

Restore or replace?

How do you decide whether to restore a piece of furniture? Money is not the best, or even the primary reason, for most people deciding to restore furniture. While you can save money by restoring furniture instead of replacing it, that reason alone will not make it worth the time you spend on the project. Some people find that the time spent stripping and refinishing a piece of furniture is peaceful and soothing; others consider it a form of mild torture. At the end of the day, you can have something that is truly one of a kind, as well as the satisfaction of knowing that you did it.
First, realistically look at what you will have to do. You do not have to be an experienced carpenter to turn something that looked like rubbish into something you can be proud of. See how sound the wood is and whether you need to make repairs as well as restore (or improve) the appearance of the item. How much of the appearance problem is going to be resolved by a thorough cleaning? Sometimes, removing years of accumulated polish, grease, dirt, or other things we would prefer not to think about can make an amazing difference in how wood looks. It also will make any finish changes more effective and more uniform.
Replacing functional or decorative drawer pulls, hinges, or other hardware is usually fairly simple and relatively inexpensive compared to the cost of a new piece of furniture. It can also dramatically change the appearance of the furniture and add new life to the look of a room. Some hardware stores have a large selection of these; when you see what is available, it will help you decide what look you want to go for. Most tables have hardware holding the legs or pedestal to the top; make sure that the bolts and nuts are snug and do not move. Most legs have caps or felt on the bottom to save the floor; make sure these are secure.
Painting or refinishing a wooden piece of furniture is more time consuming, but really is not that technically difficult. Scratch cover, wood filler, and other products can make it even easier to revive a piece of wooden furniture and take years off the appearance (almost like plastic surgery for wood!) Depending on what look you are going for, you may have to strip or sand down the wood prior to staining or painting. Matching the finish to the other pieces of the set is not as easy as it might seem; when the instructions advise you to test a product on a less noticeable place on the wood, they are trying to help you avoid a costly mistake.
Finally, compare what you think the furniture will require to your motivation and skill level. How comfortable are you with doing the work? Most hardware stores do have sales people that will also advise you in how to use the products you are purchasing; manufacturers also offer more detailed information and instruction online. You can even find videos telling you how to do many restoration projects online, which will also help your confidence level. Are you looking forward to doing the project or are you looking for reasons to put it off? If you want to do it, set aside the time so you can.

Do not assume that you will get the project done in the shortest amount of time. Trying to work to a short deadline is almost a guarantee that something will go wrong. Check what you are going to need to do the project and get your materials together before you start. Having to stop in the middle of a project because you need to run off to buy tape, or a screw, or cotton will not just add to the time; it will take away from your enjoyment too.

Benefits of a serviced apartment

In life, there is so much to do and there are many jobs which you have to keep on top of and not have your own free time. Everyone in life needs to have their own free time and we all need a bit of relaxation. However, with increasing work demands and some other cleaning and household chores that we have to cope with then there is normally something that we have to get on with. However, we are not all beholden to live this life of being constantly occupied with some sort of chore or job. We could have a serviced apartment which would take care of a lot of our problems. This would enable us to live the life that we actually ant to instead of being stuck doing chores the whole time. It is a tough business always doing chores and not really getting what you want out of life.

There are numerous benefits of having a serviced apartment. The first is that you get more free time. It is important for us to relax and get some 'me' time in this ever busy world where there is always something that demands our attention. We need to recline and relax and remember how lucky we are and be grateful for what we have got. However, it is hard to do this if we are constantly looking from one job to the next and not really getting the most out of life. This can make it hard to be in the present moment. However, if our apartment is serviced this can at least mean that we can get some free time to ourselves which gives us more of a chance to get the best from life and be happy with what we have got. This can make us more relaxed and give us a greater quality of life and not let things bother us as much.

A serviced apartment will also feel more homely than if we were cleaning and maintaining it ourselves as we may not make the best job of doing this due to the effects that life can have upon us as it may not feel like we are really doing anything good in the apartment. However, if it was serviced professionally, it would be a different story and things would be a lot better and there would be more to look forward to as the apartment or flat would be clean and we would be able to feel like we could relax in it fully without any problems or issues. Hard work can really pay off and this is what you get when someone services your apartment for you as they can make it very clean and make it seem like more of a home, the type of place you would want to relax in if you were coming home from work after a long hard day at the office.

In short, there are many benefits of a serviced apartment and it can do you the world of good if you get your apartment cleaned and serviced.

Finding the best mattresses to suit you

It is important that you have a good night sleep as there are so many biological implications associated with it. It can mean that you are more productive at work, get more out of the day and become happier as well. In short, it can make you a much better person and really allow you to live life with a certain charm and quality. As well as this, it can make things seem a lot better if you have had a good night of sleep. Perhaps the main thing which determines a good night of sleep is the quality of mattress. You need the right a mattress which suits you and no-one else, just you.

There are many things which you should consider when you are searching for a mattress. The first is that you should keep in mind the type of mattress you want to sleep on. Do you want a firm mattress? This can be good for maintaining posture, although some people may not want to sleep on something like this as it could allow the body not to be itself and be a little too firm and rigid. Furthermore, a more flexible mattress can also have a lot of applications in curing body posture as it can allow one to move into any position that they require and not feel too bad when they are sleeping. Somewhere in the middle of flexible and firm can normally be about right although it does not have to mean that there are not other attributes which influence a choice of mattress.

The other thing to bear in mind is that mattresses should be the right size for your bed as well and make you choose the right product. Consider this and be sure to take measurements of your bed so that you can get the right mattress for you. This will mean that you can sleep comfortably as everything is in place for you.

Furthermore, buying the right mattress can be an issue of trying it out first to ensure that everything works in the right manner and that you feel like you could sleep on the mattress. Do not be afraid to purchase a mattress which you have had a good go on first as it can really make you into a different person if you have a good night's sleep and set you up for the day.

In addition to this, consider how you bed linen would match with your mattress and if it would be appropriate and align well with it. You want your mattress to look good as well as feel comfortable which is something that people should bear in mind. If your mattress looks the part then you will be more inclined to sleep on it which will make your night of sleep a lot more happy.

There are many things which compose buying the right mattress and this is something which everyone should bear in mind when they are choosing one as there is always something which one can do to ensure that they buy the right mattress for them.

What Are the Advantages of TIG Welding?

Welding is a process to join two different pieces of material together by melting them together. More precisely, the edges are melted and then pressed together and allowed to cool. The resulting joint is usually stronger than the materials around it. Welding is similar to soldering and brazing but those heat a material with a relatively low melting point temperature which is then placed between the two materials and acts as a seal between them.

Arc welding is a very common method of welding and uses electricity arcing between the welding device and the welding material to create the heat to make the weld. There are several different styles of arc welding including TIG welding. There is also gas metal arc welding, which is commonly referred to as MIG welding, shield metal arc welding, popular because of its simplicity and accessibility, and flux cored arc welding that fall into this category.

TIG welding is a form of arc welding.

Gas Tungsten Arc Welding, is the proper or at least technical term for TIG welding. GTAW isn't nearly as convenient and cool sounding as TIG though, we seem to like our acronyms to at least sound like real words if they can't actually be one. Anyway, a consensus seems to have formed to go with TIG rather than gtaw to identify this process, and a worthwhile and efficient process it is.

Tungsten Inert Gas (TIG) welding uses a non consumable tungsten electrode along with an inert gas to perform welding jobs. The gas most commonly used is argon though for some materials helium is preferred. The purpose the gas serves is to shield the materials from contaminants like oxygen or water vapour. This is why it is sometimes referred to as a shielding gas. A constant current is used to power the process.

Although TIG welding can be a slower process than some other forms of welding it also offers several distinct advantages.

For one thing, TIG welding can be used to join virtually any two metals together. If a metal can be welded it can be welded using the TIG process. Even otherwise non compatible metals can be welded together.

TIG welding requires less amperage. This helps account for the slowness of the process. On the other hand it also helps to explain why TIG welding is a cleaner method of welding. There is a minimum of slag or left over material to clean up after the process is done.

The equipment used in TIG welding offers some distinct advantages. A foot control mechanism allows the welder to control the amperage and the heat. This enables her or him to produce the precisely correct conditions needed for whatever materials are being used. The welding device used in TIG welding is comparable to a writing pen in size. The small size allows for very precise and detailed work to be done. This is another advantage of TIG welding.

The TIG welding process can be done without the use of fillers. This is very helpful when working with smaller materials.
Welds made with the TIG method are generally stronger and more durable than welds made with other methods. It is a more versatile and cleaner method and is often well worth the extra time it needs to be completed. The welder has better control and therefore can successfully respond to the most detailed and intricate welding challenges.

Welding is a skill that will always be an in demand skill and TIG welding is a type of welding that is one of the most useful of all. Because of this it would seem there will always be a demand for trained and competent TIG welders.
